Choosing a Roofing Contractor

Size:  Generally speaking, larger companies that have been in business a longer time have weathered the ups and downs in the industry and have survived because they do good work.

History: Look in the last few years of the Yellow Pages to see which companies have been around for a long time. There is a tremendous turn over in the roofing industry. Ask for a list of the last few roofs a roofing contractor has done, and follow up with their clients to see if they are happy with the work they did. You can get references from suppliers of roofing materials.

Compare: Get two or three quotes from different roofing contractors. You may only need one if the contractor was recommended by someone you know and trust.

Price: The lowest price is often the worst reason for choosing a roofing contractor. The better the checklist you have, the better your chance of getting comparable quotes. The roofing contractor that is significantly lower in his quote cost may in fact have left something out that is critical to the warranty and life of the roof.

Instant Quotes: Did the roofing contractor ask you questions about what you want or did they just try to sell you what they had? You have to wonder about the accuracy of a roofing quote when the roofing contractor has never seen your roof.

Details: A roofing quote done on the back of a business card or match book will not have the details needed to compare one quote with another. What is not put in writing, will probably not be done on your roof.

Clean Up: All roofing contractors should clean the gutters and pick up nails on the lawn and driveway. It is the perfect time when re-roofing to do this so why not? If clean up is not itemized in the quotation it may not happen.

Protect Your Shrubs: Insist this is included in the quote. Don’t expect perfection, but if a roofing contractor puts tarps down over your flower gardens and shrubs, there is a much better chance that there will not be problems.

Insurance: Does the roofing contractor carry any liability insurance, or are they relying on your home owner insurance? Roofing contractors should be equipped with hard hats and approved safety harnesses.

Worker’s Compensation: When you hire a roofing contractor, you, as the home owner, are responsible for the medical costs of someone who is injured on site, if the contractor has not paid their Worker’s Compensation account. You can call WCB and check that out. This is a good example of why it is unwise to hire a roofing contractor for cash.

Financial Capabilities: Your roof can be leined by the supplier of the roofing contractor if they have not paid their bills.

Quality Products: We cannot stress the importance of using only the highest quality of roofing supplies. Make certain you know what suppliers and products your roofing contractor uses.
